Contract office cleaning companies offer cleaning personnel and cleaning services on a contract basis. Depending on the nature of the business, companies can contract either cleaning people or comprehensive cleaning services with complete flexibility and considerable cost saving. Further, they also provide one-off cleaning and 'end of tenancy' services, which will be useful for real estate agents and property owners.   Before the office cleaning work is contracted to an outside organisation, three or four companies should be invited to submit quotes. Their representatives will inspect the premises, discuss in detail about the various cleaning jobs that are expected to be done, the periodicity of cleaning, etc. and submit their quotations. It will be advisable to ask them to categorise each job and the corresponding cost for that separately, so that comparisons can be made effectively. A list of their existing clients should be obtained. If needed, some of the clients can be approached to find out the quality of the service of the cleaning company in question.   After selecting a particular company, a comprehensive cleaning contract should be drawn and signed by both parties. The contract should be clear in all aspects and cover each point that had been discussed and finalised. Quality assurance, payment terms and environmental safety regulation adherence, etc. should be specifically mentioned in the contract. If the contract will cover maintenance of furniture, appliances and equipments, that should be stated without ambiguity. Specialised services like concierge service and security service should also be covered as agreed upon by both parties.   During the tenancy of the contract, periodical review of the cleaning work efficiency should be assessed and remedial or corrective measures taken whenever needed. If there is any deficiency in the work or if any improvements are sought, they should be solved by patient joint discussion. If the cleaning service lacks in quality even after this, the termination clause in the contract should be applied and another suitable cleaning service company should be selected.
